How To Improve Your Short Sale Success

by Mark Shandrow on January 29, 2010

Are you in distress and considering a Short Sale as an alternative to foreclosure?

If you start the process properly, with plenty of time to spare, you drastically increase the chance of a successful sale. I get a lot of satisfaction from helping people who otherwise would end up in foreclosure, but often sellers contact me too late in the foreclosure process.

This means I need to rev up my marketing, track down the lender, drop the price way below market value and call everyone I know to drum up an offer at the last minute. And if you’re too close to auction, your lender might pass on your request for a Short Sale.

As a Short Sale Real Estate broker, I know it can be difficult to approach Short Sale agent when you are in distress. I understand that it’s embarrassing to admit or even face what’s happening, but making the choice to do something early in the process can help you save your family and your credit.

Here are some tips to help you boost your Short Sale success:

  1. First of all, call us when you are only a month or so behind in payments.
  2. Make sure you receive and complete all of the necessary paperwork.
  3. Help us show your house in the best possible condition to the most buyers. That means cleaning up and allowing us to show the house as often as we need to.
  4. Give us all the information about your home finances. We need to know how many mortgages and liens are on your property. We need to know exactly what we’re dealing with so we know how to approach the lender.
  5. Be available at all times. You never know when a buyer will come through or how long it will take for the bank to approve your Short Sale application. If we can’t find you, we can’t close the deal when we need to.

Just remember, you do have options. The first step is contacting a Short Sale Real Estate brokerage that can answer your questions and lay out all the options for you.

A Short Sale is a viable foreclosure alternative that you should explore before it’s too late.
